What makes land work for a data center

Two farms in the same Wisconsin county can be entirely different propositions for this, and the difference is rarely the soil or the milk house. These are the things that decide it.

  1. Electric power

    Transmission within reach, ahead of everything else. High voltage lines on or beside the ground, or a substation nearby, are what make a site possible at all. The line along the town road is a different thing entirely.

  2. Acreage and shape

    Your county's population, because Wisconsin tiers the exemption to it in three steps. At 50,000 people or fewer the bar is a third of what it is in the largest counties, which puts the rural end of the state at a genuine advantage.

  3. Water

    A contiguous block. Ground that holds together beats the same acreage divided by a road, a creek, or a neighbour's forty in the middle of it.

  4. Fiber and connectivity

    Land that drains. Wisconsin has a great deal of ground that farms well and builds badly, and wetland and low country come out of the usable count regardless of what the deed totals.

  5. Road access

    Access heavy equipment can use, and a county and township that have thought this through. Local government here has strong views on development and uses them, which is neither good nor bad but is real.

Nothing meets all of that and nothing has to. What we are working out is whether the gaps can be closed, and that is a judgement about your ground rather than a rule about Wisconsin.
